Managing a rental property involves many moving parts. My role is to provide clear communication, ethical oversight, and flexibility—so you remain informed and in control of your investment.

  • How are management fees structured?

    Management fees are tiered to support long-term partnerships and to remain considerate of an owner’s return on investment rather than applying rigid industry standards.

    • 10% management fee – first year

    • 9.75% management fee – second year

    • 9.50% management fee – third year

  • Are there additional fees?

    Additional fees are clearly disclosed upfront and apply only when services are performed.

    • 10% tenant placement fee

    • 10% lease renewal fee

    • $40 per hour for administrative work or time expended for eviction-related processes

  • How are repairs handled?

    Owners set a repair approval threshold. Any repair exceeding that amount requires notification and approval prior to work being completed.

  • Can owners complete their own repairs?

    Yes. Owners may complete repairs unless a license or certification is required and the owner does not hold it. Liability insurance must be active and on file if owners choose to perform repairs.

  • Who handles maintenance?

    Maintenance is outsourced to qualified third-party vendors. Owners may choose the service providers they prefer for their rental portfolio.

  • How often are inspections completed?

    Biannual property inspections are conducted. Owners may attend inspections virtually if desired.
